Big-ticket buys for house flips and pre-sale upgrades
We may earn a commission if you buy through links on this page.
When you're selling within a few years, or flipping, the right appliance, HVAC or outdoor purchase is the one buyers in your price range expect to see, at a cost the sale price can absorb. A matching mid-priced stainless kitchen usually does more for a listing than one showpiece range. Here are the picks, the typical costs, and what the resale data says.
Buy right once: Spend where buyers look and appraisers count: a working, matching kitchen, sound HVAC with paperwork, and curb appeal. Skip upgrades that only pay back if you stay ten years, and confirm with a local listing agent before you order.
Before you buy, check:
- What updated homes near you sold for, and what they included
- Existing hookups (gas, 240V, vents, water lines) so install costs stay predictable
- Permits, inspection sign-offs and warranty registrations you can hand to the buyer

What pays back: cost vs. value
Two national surveys estimate how much of a project's cost comes back in the sale price. Zonda's Cost vs. Value report pairs remodeling cost estimates with real estate professionals' estimates of value at sale; NAR's Remodeling Impact Report asks Realtors and remodelers. They use different methods and don't always agree, which is the point: treat them as a guide, then check with local comparable sales.
| Project (2025 Cost vs. Value, national) | Job cost | Value at sale | Recouped |
|---|---|---|---|
| Garage door replacement | $4,672 | $12,507 | 268% |
| Entry door replacement (steel) | $2,435 | $5,270 | 216% |
| Minor kitchen remodel, midrange | $28,458 | $32,141 | 113% |
| Backup power generator | $13,534 | $12,902 | 95% |
| Wood deck addition | $18,263 | $17,323 | 95% |
| Composite deck addition | $25,096 | $22,199 | 89% |
| Bath remodel, midrange | $26,138 | $20,915 | 80% |
| HVAC conversion (electrification) | $19,484 | $14,053 | 72% |
| Major kitchen remodel, midrange | $82,793 | $42,130 | 51% |
| Backyard patio | $51,454 | $23,672 | 46% |
| Major kitchen remodel, upscale | $164,104 | $58,561 | 36% |
| Solar power installation | $55,937 | $16,625 | 30% |
Source: Zonda 2025 Cost vs. Value report, national averages.[1] Eight of its top ten projects were exterior, and a backup generator entered the top ten for the first time, recouping more than 100% in hurricane-prone and storm-affected regions.[2]
NAR's 2025 report estimated about 60% cost recovery for both a minor kitchen upgrade and a complete kitchen renovation, and found Realtors most often recommend sellers paint and make sure the roof is sound before listing; about one-third said kitchen upgrades make a big difference to appeal.[3]
The takeaway for big-ticket buys: a modest kitchen refresh built around a new, matching appliance package is the interior project with the best track record. Whole-kitchen gut jobs, upscale finishes, patios and solar recover much less of their cost at sale.
What buyers expect by price tier
This is general guidance; your neighborhood's recent sales are the real benchmark.
| Tier | Kitchen | Laundry | HVAC and water | Outdoor |
|---|---|---|---|---|
| Starter / entry | Working, matching appliances; freestanding range; standard-depth fridge | Hookups in good order; machines optional | Working heat and AC with service records | Clean, mowed, tidy beds |
| Mid-market | Matching stainless or fingerprint-resistant suite; quiet dishwasher; French-door or counter-depth fridge | Matching front-load or top-load pair, or clear hookups | Newer system or heat pump with permit; softener where water is hard | Patio with a seating set; shade such as a pergola |
| Upper | Slide-in or dual-fuel range, counter-depth fridge, 44 dBA-class dishwasher | Matching pair; laundry room with storage | Zoned or high-efficiency HVAC; filtration on well water | Defined outdoor living: louvered pergola, deck, outdoor kitchen in warm markets |
| Luxury | Built-in refrigeration, pro-style range, panel-ready dishwasher | Premium pair | Whole-home generator in storm regions | Designed outdoor space |
Spending a tier above the house rarely pays back. A pro-style range in a starter home is a cost, not a selling point.
Kitchen appliance packages
- Typical package: the LG LF26C6360S counter-depth fridge (about $2,000–$3,000), Frigidaire Gallery GCRE3060BF electric range (about $950–$1,000) and GE GDT670SYVFS dishwasher (about $620–$700) come to roughly $3,600–$4,700 before installation. Add about $75–$200 to install a fridge with a water line and $200–$500 for a dishwasher.[6]
- Match the finish. Three different brands are fine; three different finishes aren't. Stainless or fingerprint-resistant stainless is the safest choice in most markets.
- Counter-depth reads as built-in in photos without built-in prices. Measure the opening and door swing first with our fridge fit checker.
- Keep the fuel buyers expect. If the kitchen has gas, a gas range is the safe choice; if it has a 240V circuit, electric or induction. Switching fuel adds a new line or circuit to the budget: about $250–$750 for a gas line.[7]
- ENERGY STAR labels on the fridge and dishwasher are easy listing details.[5]
- Skip: built-in columns, pro ranges and panel-ready dishwashers unless nearby comparable homes have them.
Laundry
- Whether the washer and dryer stay is negotiable in most sales. A matching pair, such as the LG WM4000HWA and DLEX4000W, photographs well and can be included or taken.
- Make sure the hookups are right: a 240V dryer outlet or a gas line, and a vent within the dryer maker's length limit. Buyers' inspectors look at dryer vents.
- In condos and small homes, a stackable pair or a ventless option keeps a closet laundry usable.
- Washer and dryer installation typically runs about $100–$300.[6]
HVAC and heat pumps
- In Cost vs. Value, an HVAC electrification project cost $19,484 on average and recouped about 72% at sale.[1] A heat pump is usually a "systems in good order" item buyers expect rather than a premium they pay extra for.
- Typical installed prices: about $2,000–$4,000 for one ductless zone, and $4,000–$12,000 for a ducted heat pump on existing ducts.[8][9]
- Choose a contractor-installed, ENERGY STAR or NEEP-listed model with a permit, and keep the Manual J and warranty registration. See the installer checklist.
- Tax credits: the federal 25C credit (30%, up to $2,000 a year for heat pumps and heat pump water heaters) does not apply to property placed in service after December 31, 2025, and the 25D credit for solar and batteries ended for installations completed after that date.[10][11] Don't count on them in a 2026 flip budget; check state and utility rebates instead.
- Skip: oversizing or premium multi-zone systems in a house you're selling. If the existing system is old but working, a service record and an honest disclosure may beat a rushed replacement; ask your agent.
Water heaters and softeners
- Installed water heater ranges: tank about $600–$3,100, tankless $1,400–$5,600, heat pump $2,000–$4,600.[12] A failing water heater shows up in inspections, so replacing an old one before listing is a common, contained cost.
- A softener matters where water is hard (much of the Southwest, Plains and Midwest).[13] Buy rather than rent so it conveys without a lease transfer; the SpringWell combo runs about $2,200–$2,900 before installation.
- Keep a recent water test report to hand to buyers.
Backup power
- A permanently installed standby generator with an automatic transfer switch is the only backup power that conveys with the house. Cost vs. Value put it at 95% recouped nationally, and above 100% in storm-prone regions.[1][2]
- Installed cost is typically $6,000–$11,000 for an air-cooled whole-home unit; see the generator cost guide.
- Portable and battery generators leave with you and add nothing to the price.
Outdoor for listing photos
- Exterior projects led Cost vs. Value: a wood deck recouped about 95%, a composite deck 89%, but a full backyard patio only 46%.[1]
- A mid-priced louvered pergola, like the Backyard Discovery Sarasota (about $1,900–$2,300 plus $600–$1,500 installation labor), defines an outdoor room in photos for a fraction of a patio project.[14] Check permits and HOA rules first.
- A neutral patio set stages the space and goes with you to the next house; see our outdoor sofa picks.
- Fresh mowing and edging before photos often costs less than buying a mower; lawn services run about $60–$150 per acre.[15]
Regional notes
- Hurricane and storm regions (Gulf and Atlantic coasts, parts of the Plains): a standby generator is the standout; Cost vs. Value found it recouped more than its cost there.[2]
- Pacific and West South Central markets showed the strongest overall returns in the 2025 report.[2]
- Cold-climate north: buyers notice heating. A cold-climate heat pump or newer furnace with paperwork helps, and NEEP's list shows which heat pumps hold capacity at low temperatures.[4]
- Hard-water areas: a softener protects the new dishwasher, washer and water heater you just bought.[13]
- Warm, dry markets: outdoor living sells; shade and a defined patio photograph well most of the year.
Permits, warranties and disclosure
- Close out permits. Open or missing permits for HVAC, generators, gas lines and decks can delay a closing or show up in an appraisal or inspection.
- Transferable warranties: many appliance warranties follow the product, but some HVAC, generator and softener extended warranties require registration or a transfer form. Ask the maker before you list.
- Keep one folder with model and serial numbers, receipts, permits, inspection sign-offs and warranty registrations for the buyer.
- Disclose honestly. Your state's seller disclosure form governs what you must report; your agent can advise.

FAQ
Should I buy new appliances before selling?
Usually only if the current ones are dated, mismatched or broken. A matching mid-priced package is a contained cost that supports the minor kitchen refresh, the interior project with the best payback in Cost vs. Value.
Do washers and dryers stay with the house?
It's negotiable in most sales and written into the purchase contract. Plan on taking premium machines with you, or include a mid-priced pair as a sweetener.
Does a heat pump increase home value?
It helps a house sell as "systems in good order," but Cost vs. Value estimated an HVAC electrification project recouped about 72% at sale nationally. Federal 25C credits no longer apply to 2026 installations.
Is a standby generator worth it before selling?
In storm-prone regions it can be: the 2025 Cost vs. Value report found it recouped more than its cost there, and about 95% nationally.
What's over-spec for a flip?
Anything a tier above the neighborhood: pro-style ranges, built-in refrigeration and panel-ready dishwashers in mid-market homes, premium multi-zone HVAC, or a large patio project.
